New Landlord Registration
If you have previously registered with the Off-Campus Housing Program, do not complete this form. Instead, log in with your existing user-name and password and complete a registration renewal. If you do not remember your username/password, or are unsure if you have previously registered, please call 763-3205.
Benefits
By registering with the Off-Campus Housing Program, landlords can advertise to students on the Off-Campus Housing Web site. Other benefits are the provision of lease forms, inventory checklists, Safety Tips brochure and use of the program's Conflict Resolution Service. The annual registration fee is based on the number of rental units registered.
Instructions
In order to register with the program, the following criteria must be met:
- Rental properties must be registered with the Ann Arbor Building Department Housing Inspection Bureau and have a current Certificate of Compliance and Occupancy, as required by City ordinance. Properties outside of Ann Arbor should comply with the local housing authority. Compliance is subject to verification by the Housing Information Office.
- The Property Owner/Manager agrees to use the U-M Rental Lease Agreement or a private lease and/or addendum which is submitted to the Housing Information Office. Along with the standard lease clauses, all leases shall include the following mandatory clauses if the property is located in the City of Ann Arbor: Ann Arbor Truth in Renting Notice, Ann Arbor Privacy Ordinance, Ann Arbor Rights and Duties Notice, Ann Arbor Utility Charges Notice, Michigan Truth in Renting Notice, Michigan Security Deposit Act Notice, and the University of Michigan Off-Campus Housing Mediation Clause. (The clauses can be found here.) For rental properties located outside of Ann Arbor, please consult the housing department where the property is located for required lease clauses. Additions and significant changes to the U-M Rental Lease Agreement must also be submitted to the Housing Information Office. The U-M Lease should only be used when renting to UM student-tenants.
- The property owner/manager agrees to use the U-M Off-Campus Housing Program's Conflict Resolution Service in a manner demonstrating a good faith effort to resolve landlord/tenant disputes.
The following clause must be included in all leases:
All parties to this agreement agree that the University of Michigan Off-Campus Housing Program will assist in disputes involving University of Michigan students for which one of the parties requests assistance and: a) all parties will make a reasonable and good faith effort to settle such disputes through the program; b) any party to this lease may request mediation; c) program staff may enter and inspect the premises after notice to both parties and at reasonable times; d) this provision does not preclude other legal rights of the parties. The parties agree to keep the mediation proceedings confidential.
- The property owner/manager agrees to comply with city, state and federal non-discrimination laws, including not discriminating against any person because of race, color, religion, national origin, sex, disability, familial status (children), age, marital status, sexual orientation, student status or source of income. Compliance is subject to verification by the Fair Housing Center of Washtenaw County.
- The property owner/manager agrees to only register/advertise units for which they are the owner, manager or designated realtor.
- The Housing Information Office has the right to refuse or terminate the registration of any property owner/manager, consistent with the Off-Campus Housing Program's Landlord Eligibility and Registration Review Policy.
- The current registration period is for January 1 - December 31, 2009 only, and fees are not prorated. Property owners/managers are required to register each unit for each calendar year during which the services of the Off-Campus Housing Program are utilized and pay the annual registration fee.

2009 Annual Fee
An annual registration fee is required of all property owners and managers who use the services of the Off-Campus Housing Program. The fee scale for the 2009 registration period is as follows:
